When you deal with slimeballs, that down payment percentage goes up. You insist on more increment payments as WIP. And you don't leave the greater balance to be paid after everything is complete.
You know that not everybody is treated the same. And you know why. Every business relationship is based on past experience, referrals and "word on the street" .
And as you also know, sometimes the slimeball is the contractor. If you're the client, you treat him differently than the ones you have better experiences with.
I've worked for a sociopath before. I quickly got out out of that relationship when I fully realized this will not end well.
