They have risen far greater than inflation over the past 30 years and there is no justification (for the most part) in the increase. But that's a different discussion.
The problem with housing costs is buyers expectations. In the "good" neighborhoods, people have been demanding these gigantic expensive houses for a long time. So that is what builders have built. It is ridiculous to expect to pay $130K for a really nice 2500 sq ft home in a nice neighborhood. It was for the boomers too. That's why there were all these really good neighborhoods built with 800 sq ft homes that people could afford. But people's expectation/wants changed to bigger houses, and that comes with more cost. It's only rational. If the demand for 800 sq ft homes in nice neighborhoods was there, those houses would be built.
