for more than a couple years.
Becomes really, really hard to find coverage if your property has been sitting empty for more than a couple years.
Insurance carriers want you to make a decision quick once it goes vacant. Sell it, get tenants in, etc.
The longer something sits empty, the more desparate a property owner gets.
