I assume your Mom still is the legal owner? It depends a little on her financial situation if she is. If she is going to need to use any government programs for nursing home care, etc., having cash from the sale would affect her eligibility for those programs but owning the home may not.

It's not really just a simple sell/don't sell question unless you own it. If you do, sell it. There is no question there.
