As an appraiser, Waldo is so damn difficult. You have most agents trying to list a house competitively knowing that more than likely it will still have a contract over list price. However, some agents will list a house well below market value on purpose to encourage a bidding war and its crazy to see how much over list the houses are going for. I would think that 50K over list, the house was listed to darn low. 10K to 20K over list, I see that quite a bit and can sometime justify it. Still, it beats the hell out of about 10 to 12 years ago when everything was the opposite.
