worst case, compressor & fan unit cost me 2 months, once every 8 years, nbd.

I expect to spend 2 months rent on repairs (seldom do) and 1 month on taxes and a month on insurance.

THe rest cover as 7-10% return on my investment.

I cna handle getting a bit less during an economic downturn.

And remember, I'm seeing a 5% increas in the property value as well.
