used to be $2 is not $7, Doors, carpet, & remodeling x2$ (for repairs)to finding replacement appliances are 9 month delivery and double their normal cost.
This doesn't include
HVAC systems up 50%
Trades up dramatically - electrical, plumbing etc.
Insurance for some neighborhoods up 300%
Damage done by former tenants or riots
Neighborhood association fees up 20%+ due to same above issues
taxes up as assessments are ridiculous.
Missed payments that the government allowed for 6 months plus. (do you have 6 month rent laying around x-however many units you might own?)
Costs go up for landlords tremendously. There are real estate companies gouging somewhat but most are individually owned and have real expenses.
