My dad lives in what used to be a quiet area in southern Utah and they can't build fast enough to account for the droves of people trying to move in.

His house has nearly tripled in value in the last 10 years.

In 10 years most metro areas (burbs not included) will be people dependent upon govt to survive and a few stubborn stragglers. Not to mention the need to live close to work is much less now with work from home, so the convenience of living in a major downtown is even less necessary.
