real estate market will be 10-12 years from now. You might have to sit on your house for 2 years and take a hit.

#2 - if you are saving money by downsizing, then I think it is a no brainer. Especially if nothing else is keeping you tied to the house. Neighbors, location, etc...

#3 - You have a TON of unpressured time to start looking / researching where you want to move to in Florida. There is no time frame per se. You can wait for the deal / location you want.

I think the decision is easy.
