It looks like many communities are already addressing it with no more than 2 short term rentals per block. Others have imposed the equivalent to a hotel tax to keep the tax base flowing.
Does turning a home into a full-time short term rental affect the property value? If you can make the yearly mortgage payment with the income from only peak season rentals, communities may re-evaluate those as commercial properties and not residential in order to assess a different property tax rate.
