If there is a place with zero parking around it, sure people will find other means to get there. In places like NYC and Chicago, I see people using public transportation and then walking, but those places are the exception.

It's one or the other. You either have a stadium people can drive to or walk to. You can't have both. 99% of fans will drive if given the choice.
