500 years of known flood history in North Carolina. There is less than 100 years of incomplete recording of tide gauges.

Insurance companies model the risk out. According to their model a 500 year flood has a 0.2% probability of happening each year.

What you are seeing is an inaccurate model and ascribing a causation of it, without even knowing the model is accurate.
