An appurtenant easement doesn't usually have anything to do with a lease / tenancy. It's simply an easement that is required based on the location of one property versus the other.
In law school, the example they used was a piece of property that was landlocked where the landlocked property owner used the servient neighbor's road as an easement out of necessity. If another access point was built, the easement would go away.
