I have only spent 5 minutes on this but i think I got a plan.

Here is what we do. You talk your dad into buying the old taco bell building on 291 that has not been occupied in forever with his bonus. He should be able to get it cheap since it has not been occupied in forever.
why would he want to do that you ask?
because you can guarantee him rent from your business and whichever of the other two agents you want to partner up with and bring with you.
do some exterior work to make it not look like a taco bell.
originally setup the office to include an office for your dad's "real estate holding company". That way he can be around the first few months as you transition the book over to make the customers more at ease. And he won't technically be breaking a do not compete he is probably going to have to sign.
Great location.
an extra benefit is that you will inherit the building when the old man dies. It makes it hard to squander your inheritance when it is a physical building and not cash
